Lisa A. Smith is a Partner in the Real Estate Practice of Smith, Gambrell & Russell, LLP.
Ms. Smith practices transactional real estate in New York and nationally, representing parties in acquisitions and sales, construction and mortgage financing, and residential and commercial leasing.
She represents cooperatives and condominiums on an ongoing basis in connection with their general corporate governance and all matters affecting the boards, the building staff and shareholders/unit owners. She has extensive experience in enforcing the governing documents and in drafting amendments and new policies for all cooperative/ condominium related matters such as alterations, purchase/leasing applications, and in addressing short-term rentals, smoking and other quality of life issues within the buildings. She represents the boards in their contract negotiations with various vendors and contractors, including but not limited to those for exterior façade, roof, or elevator work, cable/internet providers, lobby or hallway renovation projects, and access or license agreements with adjacent property owners. In addition, she has assisted her cooperative and condominium clients in raising revenue for their respective buildings in the refinance of their underlying mortgage or by obtaining a line of credit, but also by negotiating the sale or license of hallway space, rooftop or other common area space, including the sale of air rights or other development rights of the buildings.
She has represented numerous developers and sponsors of cooperative and condominium offering plans for major development projects throughout New York City and is familiar with the regulations and procedures of the Office of the New York State Attorney General with respect to the filing of the offering plans and the amendments thereto
Ms. Smith is admitted to the New York Bar and received her bachelor’s degree from Colgate University and her J.D. from Hofstra University School of Law.
